It is low maintenance, not no maintenance
You'll rinse it, brush the pile up where it gets traffic, blow off leaves, and top up infill over time. That's far less than mowing — but it isn't nothing, and anyone saying otherwise is selling.
Drainage is the whole ballgame
Turf drains through its backing, but where the water goes after that is the base you built. This is why a turf job is really an excavation-and-base job with a green surface on top.
Pet odor is solved underneath
Urine passes through; what holds smell is what's under it. That's a drainage and infill decision made before the turf ever unrolls, not a spray you buy later.
Perimeter is where weeds appear
Not through the turf — around the edges and in seams. Proper edge detail and periodic attention is what keeps it clean.
Check your HOA in writing first
Florida law protects some water-wise landscaping choices from HOA restriction, but synthetic turf is not clearly covered the way drought-tolerant planting is. Get your community's answer in writing before you order anything.

How turf actually goes in
Most of the work happens before the green shows up.

Remove what's there
Existing grass and soil come out to depth. Turf laid over old lawn is a job that fails — organic material underneath breaks down and the surface goes uneven.

Grade for drainage
We set the fall so water leaves the area and goes somewhere sensible, which in Brevard means planning for real rain, not a sprinkler.

Build and compact the base
Aggregate base, compacted, screeded smooth. Every flaw here shows through the turf, and the compaction is what stops footprints becoming permanent low spots.

Lay, seam and secure
Turf is laid with the pile direction consistent, seams joined so they disappear, and the perimeter secured so edges can't lift.

Brush in infill
Infill supports the blades, adds ballast and — for pet areas — does the odor-control work. This is the choice that most affects how you feel about the yard a year later.

How hot does it really get?

How do you handle dog urine?
Liquid drains through the turf, so odor control is a drainage and infill question decided before installation. Rinsing helps, and a well-drained base with the right infill is what keeps a pet area from developing a smell.
Will my HOA let me install it?
You have to ask them, in writing, before you commit. Florida law protects certain water-wise landscaping from HOA restriction, but synthetic turf isn't clearly covered the same way, so don't assume. Use the email above.
How long does turf last?
It's a long-term surface, and the base and installation quality affect it as much as the product does. UV exposure, traffic and pets all factor in, so we'll talk about your specific use rather than quote a headline number.
Can you put turf over my existing lawn?
No — and anyone who offers to should be a hard pass. Organic material underneath decomposes and the surface goes lumpy. The old lawn comes out.
Does it save water?
Yes, that's usually the main reason people call. You stop irrigating that area entirely, which in a county with watering restrictions is part of the appeal.
